Repairs are the Landlord’s general responsibility. You are responsible for maintaining the rented premises in a reasonable state of repair at all times.
Ensure the property is well-repaired and fit for living at the start of tenancy. Residential premises must always be ‘fit to live in’.
You are responsible for all repairs to building structure, doors, windows, collapsed ceilings, broken roof tiles to name a few.
However, you are not responsible or required to undertake any repairs or pay any compensation for damages to personal belongings or furniture of the tenant/s.

Landlord Laugh Lines:
A group of tourists were being guided through an ancient castle in Europe.
“This place,” the guide told them, “is 600 years old. Not a stone in it has been touched, nothing altered, nothing replaced in all those years.”
“Well,” said one woman dryly, “they must have the same landlord I have.”
