Entry Notice

Access to your rental premise by you or any person authorised by you may only enter the property if they are to conduct the following:

  1. a general (periodical / routine) inspection – Minimum 7 – 14 days notice (24 hours notice VIC, TAS)
  2. to carry out necessary repairs – VIC / TAS entry as agreed with tenant. NSW 2 days notice, QLD / NT 24 hours notice, SA 48 hours notice, WA 72 hours notice (does not include renovations or improvements)
  3. urgent repairs – no notice required
  4. to show prospective tenants (a reasonable number of times) – must give tenant reasonable notice on each individual occasion
  5. to show prospective buyers (a reasonable number of times) – must give tenant reasonable notice on each individual occasion (what is ‘reasonable’ is for both parties to agree upon, the tribunal can settle any disputes if one party believes the other is being ‘unreasonable’)
  6. If there is good reason for you to believe that your premises have been abandoned by the tenant.
  7. in an emergency
  8. if the Tribunal orders that access, or
  9. if the tenant agrees

Unless the tenant agrees, access is not permitted on Sundays, public holidays or outside the hours of 7.00am – 8.00pm.
