At the end of the tenancy agreement the tenant is responsible for leaving the property as nearly as possible in the same condition it was found.
Fair wear and tear is accepted and refers to possible and reasonable deterioration of the premises due to natural causes, although tenant takes sufficient care to maintain the premises. This allows for certain exemptions to the premises condition as specified in the entry condition report.
