Inspections – Prospective Tenants

Where a notice to terminate or a notice to vacate has been given:

If wanting to show the property to prospective Tenants, you should give reasonable notice to the tenant. A reasonable time period is according to individual tenant conveniences, and should be agreed upon by both parties.

As a Landlord you should be fair and considerate of the tenant at all times. The tribunal can settle any disputes if one party believes the other is being unreasonable.

Privacy for Tenants: Photos showing tenant possessions can only be used if the tenant agrees.

NSW: Reasonable notice on each occassion should be given and is only permitted in the last 14 days the existing tenancy is due to end.

QLD: You must issue the tenant with an Entry Notice (form 9) with 24 hours notice before showing prospective Tenanats through the property on each occasion.

VIC: You must give tenants 24 hours written notice to show prospective Tenants through using Notice to Tenant/s of Rented Premises Form and is only permitted in the last 14 days the existing tenancy is due to end.

WA: If wanting to show the property to prospective Tenants, you should give reasonable notice to the tenant. A reasonable time period is according to individual tenant conveniences, and should be agreed upon by both parties. Notice of intended Inspection form and is only permitted in the last 21 days the existing tenancy is due to end.

NT: Notice of requirement to enter premise 24 hours written notice required and is only permitted in the last 28 days the existing tenancy is due to end.

TAS: Accompanied inspections can occur at any time with the agreement of the tenant. If an agreement cannot be reached, inspections by prospective Tenants can only occur:

  • In the company of the owner;
  • In the last 28 days the existing tenancy is due to end
  • Between 8am and 6pm;
  • With 48 hours written notice;
  • On not more than 5 occasions in any week; and
  • On not more than 1 occasion per day.

SA: In order to show prospective Tenants through your rented premises reasonable notice as follows should be adhered to:

  • One open inspection per fortnight, giving at least 4 days’ notice
  • Two inspections per week, by appointment only, giving at least 24 hours’ notice.
  • In the last 28 days the existing tenancy is due to end

The tenant has the right to remain on the premise during all inspections, including open home inspections. Notice to Enter Premises
