Look after your tenant and they just may look after you and your investment. It doesn’t have to cost a lot or take very much of your time to recognize your tenant as a valuable asset.
Remember the happier they are the more likely they are to look after your property and stay long term, saving you time and money.
So for a few dollars from time to time, let your tenant know how much you appreciate them:
- Send a congratulations card, anniversary card or a thank you card with a scratchie / lotto pack in it from time to time, ideal when the tenant reaches anniversary dates i.e. 6 months, 12 months in the property
- A thank you card after each inspection shows they are being tidy tenants.
- A thank you card for always having the rent paid on time
- A hamper at Christmas
- A voucher for 3 visits by a house cleaner, window cleaner or lawn mowing service
- Vouchers to the local rubbish / recycling centre to encourage they take rubbish away from the property
All these small gifts will ensure your tenant feels appreciated and will make their decision to leave a hard one.
