Sometimes it’s hard to be objective when tenants don’t keep the house exactly as you would, even though they may be considered good tenants by most people, try to look past the dust.
Generally periodic inspections are conducted after the first 3 months of a tenancy then 6 monthly thereafter, in which case written notice must be given to your tenant on each occasion.

NSW: You are legally permitted to do an inspection every 3 months, no more than 4 per year. 7 days notice is required. Entry notice

TAS: an inspection by you can take place by giving 24 hours notice. You are permitted to conduct an inspection once in the first month then once every 3 months afterwards. Entry notice
