Your Tenant’s responsibilites:
- A tenant, under the law must keep the premises in a reasonable state of cleanliness, keeping it in condition as at the start of the tenancy.
- The tenant is responsible to maintain lawns and gardens.
- The tenant must notify you of any damage to the premise as soon as practicable, regardless of whom or what caused the damage.
- The tenant must not intentionally or negligently cause or permit damage to the premises. Negligence means forgetting to do something which a reasonable person would usually do in the circumstances, or doing something which a reasonable person would not do. In simple terms a lack of care or attention.
- A tenant is responsible for damage caused by other occupants of the premises or any person the tenant allows on the premise.
- A tenant cannot without your permission attach any fixture, make any renovations, alterations or additions to the premises. This includes small items such as picture hooks, adding locks, to larger matters like painting the walls.
- A tenant cannot without your permission have pets on the rented premise.
